Real estate investment in Germany.
You see every invoice.
R&R Immobilien buys properties in Germany, on the open market or at court auctions, renovates and resells them; its first projects are in Lower Saxony. Investors add one specific project to their portfolio as silent partners under German law: with its own project account (for transparency, not legal separation), every invoice visible and a direct line to both owners.

Entrepreneurial participation: your capital is at risk, up to total loss. Not a public offer under the German Investment Products Act (VermAnlG).

Five steps, about a minute. Tap Next or swipe.
First a conversation. Then the documents.
It starts with a personal conversation about your goals and our next projects. Then you receive access to the data room, in German and English: project documents, calculation, draft contract, to review with your tax adviser or lawyer. No participation agreement is signed beforehand.
You sign a contract with the GmbH for a silent participation in one single project, sharing in profit and loss.
Who owns the project property?
For context: the GmbH becomes and remains the registered owner until the sale, not you in part, not the investors jointly. You hold a contract with it.
Company: R&R Immobilien GmbH
Investor: your name
Project: reference project (example)
Signed. Then your contribution to the project account.
Only once you and the GmbH have signed do you transfer to the project account of the GmbH, which runs the project in its own name. The project’s payments run through this account. It provides transparency, not legal separation; there is no deposit protection.

Site photos. The paid invoices.
Site photos and the paid invoices of this project sit in your investor area with their amounts, paid from the project account.
Settlement by the contractual key
After the sale: settlement, profit or loss.
After the sale the GmbH settles with you, profit or loss. If the project or the GmbH goes badly you share in it, up to total loss. Until then your capital stays in the project, with no fixed date.
What you have seen

- The GmbH is the owner. You hold a contract.
- Contribution only once you and the GmbH have signed.

After your first project
Suppose you take part.
This is how it looks after your first project.
Not a promise, but a description of what a participation with us means in everyday terms.
- You know a property in Germany as well as your own.Purchase contract, photos from every phase of the works, every invoice: you have seen all of it, not a summary.
- You understand how property works in Germany.Notary, land register, contractor quotes, the sale. Learned on a real project, not from a book.
- You have two people in Germany you can call.Riyas Abdul Saleem and Ndongala Nioka Pedro. Both owners, both personally reachable.
- And you decide on a second project with experience.Whether you continue is then a decision based on what you have seen, not on assumptions.
What we do not promise: a particular outcome. A project can also go worse than planned, up to the loss of your contribution. Then you see that too, invoice by invoice.

Frequently asked questions
What is a silent participation?
You take part as a silent partner (sections 230 ff. of the German Commercial Code, HGB) in the result of one specific renovation project. R&R Immobilien GmbH owns the property and runs the project; you are not in the land register. The project’s own account gives transparency, not legal separation from the GmbH’s assets.
What are the risks?
This is an entrepreneurial investment: delays, cost overruns or a lower sale price reduce the result, up to the total loss of the capital invested. There is no guaranteed return and no deposit protection. If the GmbH became insolvent, you would rank as a creditor for your contribution minus your share of any loss (section 236 HGB). You can never be asked to add capital.
Do you also buy at court auctions?
Yes. Besides buying from owners, we also bid at court auctions (Zwangsversteigerung). The advantage: the court has the property valued by an appointed expert, anyone can read the report, and the auction is public. Auctions carry their own risks: the inside often cannot be viewed, there is no warranty, the award is binding at once, and sometimes the property is still occupied. That is why we set a maximum bid before every auction, plan a reserve for the unknown and show you in the project documents what we checked.
How long is my capital tied up, and can I exit early?
For one project, from purchase through renovation to sale, typically around 12 to 18 months. There is no secondary market and no right to withdraw early; if the sale takes longer, your capital stays in the project longer. What applies then is set out in the participation agreement. If you need the money on a fixed date, this is not the right place for it.
How are profits and losses shared?
The participation agreement sets the key in plain numbers; we show it to you in the first call. The order: sale proceeds, then project costs, then contributions, then the remaining result by the contractual key. You share in losses up to your contribution, never more. We do not publish return figures on this website.
Which law applies, and is the contract available in English?
German law; the German participation agreement is the binding version. You receive an English translation of the whole contract and we go through it with you. Have it reviewed by your own adviser before signing; we will wait.
How am I taxed?
That depends on the structure of your participation and your personal circumstances, above all on where you are resident. Please go through the details with your tax adviser. We provide the certificates and documents your adviser needs.
Can investors outside Germany take part?
Yes. We work with investors in Germany and abroad. What matters are the rules where you are resident, not your passport: residents of some countries, including India, cannot take part under their local foreign-exchange rules. We go through the required documents (identity, source of funds) in the call.
Is this a loan with interest?
No. A silent participation is a share in the profit and loss of one project: no fixed interest, no promised payment. Some investors ask because of religious guidelines. We do not certify compliance with any religious standard, but we gladly give you the contract in advance for your own scholar or adviser.
Does a participation give me a German residence permit?
No. Germany has no golden visa. A participation is a financial participation only: no residence permit, no visa, no path to citizenship.
How can I check that R&R Immobilien GmbH is real?
Open handelsregister.de and search for “R&R Immobilien GmbH”: Amtsgericht Hildesheim, HRB 209680, Güntherstraße 3, 31134 Hildesheim, managing directors Riyas Abdul Saleem and Ndongala Nioka Pedro. Payments go only by bank transfer to a project account of R&R Immobilien GmbH at a German Sparkasse, never in cash and never to an intermediary. If anyone asks you for anything else in our name, call us.
